So How Does the 7% Set It and Forget It TMDB Capital Fund Work?
TMDB Capital LLC receives money from investors.
TMDB Capital LLC then wires money over to the Title Company for the purchase of real estate.
At closing, a mortgage is written up, listing TMDB Capital LLC as the Mortgagee.
The investor pays the mortgage and after fees, you net a monthly distribution of 7% APR of your initial investment.

Who can invest in this fund?
Only accredited investors may apply to invest with TMDB Capital LLC.
According to the Securities and Exchange Commission, an individual accredited investor is anyone who:
-Earned income of more than $200,000 (or $300,000 together with a spouse) in each of the last two years and reasonably expects to earn the same for the current year.
-Has a net worth over $1 million, either individually or together with a spouse (excluding the value of a primary residence).
-Is a “knowledgeable employee” of a private fund.
-Is a financial professional who has Series 7, Series 65 or Series 82 financial securities licenses.
How long do I have to leave my money in? Whats the time commitment?
The total time commitment is 10 years, but the fund has existed for a while, so it will be closer to 8 or 9 years before you can get your money back out.
What if the real estate borrower doesn’t pay?
The great thing about having mortgages as security is that TMDB Capital LLC has the ability to ask for the property back if the borrower doesn’t make their monthly payment. If the borrower refuses to give the property back, TMDB Capital LLC has the right to foreclose on the property and force judgements against the borrower. The minimum 25% equity cushion that the mortgages are written with gives TMDB Capital LLC plenty of protection when it comes to the profit.
What if the real estate market crashes?
2008 caused many home builders to go out of business. Since 2008 the need for housing has been a quiet, slow, and steady build up. It didn’t seem to become obvious that there was a lack of housing until the pandemic hit. Shortly after the pandemic, building materials skyrocketed. Building materials have come back down, but it is still significantly more expensive to build a new house than it is to buy an existing house. We are in a time of massive inflation.
